Some Steps to Shorter Turn Times
The appraisal profession is continuously evolving. Regularly, it seems, appraisers are asked to present additional information or have steps added to their data gathering. All to ensure their client has the best data to be had. In order to stay current with the continuously changing requirements, Radius Appraisal, LLC is constantly seeking new tools and improving processes in order to increase efficiency so we can do more work for our clients. Since Radius Appraisal, LLC knows that time is important to everyone, here are a few tips you can do to accelerate the process on any appraisals ordered from Radius Appraisal, LLC.
- Order your appraisals online.
- When you order online, you automatically receive e-mail acknowledgements that the request was received, and fast, secure .PDF format report delivery. This tip single-handedly will save the most time! We don't have to manually enter information from a fax, and nor will you wonder whether the order was received.
- Are you providing complete and accurate information about the subject property?
- Being just one number off on the street address can really add unnecessary time to an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are helpful data to pass long with the request. We even welcome lists of recent sales in the area — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.
If you have any questions about your property or an appraisal we're working on for you, don't hesitate to contact us
- Are you letting us know up front any details of the property that might make it unique?
- It's relatively easy to appraise a cookie-cutter house. Most of an appraiser's time is spent analyzing how unique characteristics add to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique characteristics of the home or surrounding area -- for example, it's recently had an addition built on, it's subject to zoning restrictions, it's prone to flooding. While these are things that we would find out on our own, knowing them sooner makes your report arrive faster.
- What are you doing to make the homeowner of the home aware of what to expect?
- One of the most tedious parts of the appraisal process is confirming an appointment with the current homeowner. Many current homeowners are clearly apprehensive with the notion an outsider wants to come in their house, look around, and make lots of notes. With the notion that it will increase the value, a few homeowners think they must make the place spotless before the appraisal inspection. And will delay the appointment until they have cleaned.
Hearing it directly from you -- the person they've been working with on their loan -- a short explanation about the appraisal process, who we are, and especially that dusting and polishing won't change their home's value one little bit, and likely decrease the appraisal inspection time. I encourage you to point them to our website, where we have many pages of relevant information for homeowners and others describing the appraisal process. Advise them to call us if they want to meet our staff and learn more about our services. And tell them it benefits them to set the appointment as soon as possible!
- Our website is a great resource for keeping tabs on the status of your report.
- Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As we complete each important milestone in an assignment, that information is available instantly to you online. There's no faster or easier way to track the status of your report.
